If you're planning to build a farm shed on your rural property in QLD, you might be wondering whether you need council approval. Good news: in some cases, farm sheds are considered "accepted development" and may not require a building application—provided certain conditions are met.

Below, we break down the key requirements and what you need to know before you build. However, rules may differ between councils.

When Is a Farm Shed Considered Accepted Development?

To qualify as accepted development under local planning laws, your farm shed must meet all of the following criteria:

Distance from BoundaryThe shed must be located more than 200 metres from each allotment boundary.

Purpose of UseThe farm shed must be used in connection with a rural use onsite, such as:

  • Machinery storage

  • Hay or fodder storage

  • Storing produce grown onsite (e.g., plants or food)

Type of Rural Activity

  • The shed must support an agricultural, horticultural, floricultural, or pastoral activity.

Non-Pool Related

  • The shed must not be part of a pool or pool fencing structure.

If all of the above requirements are met, you likely do not need to submit a building or siting application.

When Is Council Approval Required for a Farm Shed?

If your farm shed fails to meet any one of the above conditions, then a building application must be submitted to the relevant local authority.

Common examples where approval is needed:

  • The shed is less than 200m from a property boundary

  • It's used for non-agricultural purposes

  • The property is part of a rural residential area rather than a larger agricultural parcel
